We start with a highly specialized, real-time accounting system that has been customized to meet the unique accounting needs of condominium, townhome and homeowner's associations. We add customized physical property management services based on the association's needs and budget. The following services are included in our full service management system (please keep in mind these can be completely customized to meet your needs):
Taylor Management will manage the association's financial affairs. This includes: collect and deposit all monthly assessment payments, pay association expenses, prepare monthly financial statements, maintain files of all association records
Apply unit-owner payments and maintain real-time balance information (available to unit owners at their request via phone or internet)
Generate and send invoices detailing assessment charges, late charges, fines and other charges to unit owners
Generate and send statements to unit-owners with past-due balances
Assist in collection and legal matters
Pay all monthly property expenses (Insurance, Utilities, Janitorial, Etc)
Maintain payment records of all property expenses
Prepare monthly financial reports including financial statements, detailed expense reports and unit owner balance reports
Handle all unit owner communication and correspondence
Coordinate regular and special repair and maintenance services (Janitorial, Snow Removal, Landscaping, Heating and Air Conditioning, Plumbing, Power Washing, Etc)
Provide a Field Manager to inspect the building weekly and meet with vendors for repairs
Coordinate bid process for major/special repair projects; provide advice and guidance as to vendor selection, alternatives, etc.
Attend board meetings (monthly, quarterly or annually)
